↓ My advice to anyone thinking about buying in the next couple of years? (Save this for later!)

1️⃣ Monthly payment > list price (taxes, insurance, HOA change everything)
2️⃣ Don’t drain your savings — you’ll need $$ after closing
3️⃣ You can always change paint + floors, but never the street
4️⃣ Start the convo early. Even if you’re a year or two out, a strategy today = way less stress tomorrow.
