👉 This is meant to be viewed as a menu of strategies - know that it’s not realistic to do all of these!
1️⃣ Work with a local lender who can close quickly
2️⃣ Be as flexible as you can to meet the seller’s needs
3️⃣ Get a fully underwritten loan (stronger than a pre-approval)
**4️⃣** Include appraisal gap coverage - This shows your willingness to cover the difference if the home appraises lower than the list price.
5️⃣ Have a strong earnest money deposit - Upping from standard 1% to 2%-3% can signal your commitment.

I needed to hear #3 and #5 👇
1️⃣ Choose the house you can afford, not the maximum amount the lender thinks you can afford. (Ask me for my home budget calculator to see what numbers make sense)
2️⃣ It’s okay if you don’t have a 20% down payment. Talk with a trustworthy lender to see what your options are.
3️⃣ Start small and use your starter home as leverage to move up to your next home.
4️⃣ Don’t be afraid to walk away. Title issues, an inspspection full of red flags, or an inflexible seller? It`s okay to walk, something better will come along.
5️⃣ You don`t have to furnish every inch of your house the day you move in. Furniture prices are STEEP! Your new place doesn`t have to be a Pinterest board on day 1 (or ever).

It`s not the price ‼️
In most cases, it`s the security of believing the deal is \*actually\* going to go through.
Which means...
1️⃣ Solid earnest money deposit:
This is $ that the buyer is willing to walk away from if the deal falls through. It shows the seller you`re serious and committed to moving forward.
2️⃣ Financing:
Sellers and their agents will often review the buyer`s down payment, the loan type and the lender - make sure you work with someone reputable.
3️⃣ Minimal contingencies:
Contingencies = the things that need to pencil out before the purchase can proceed. (Inspections, home sales, appraisal, financing). Try to minimize these in your offer (a good example is having a home inspection prior to submitting your offer).
Do your research when choosing someone to represent you. A great agent will be your guide through the nuances of writing a strong offer.
